Property Development

Sponda is seeking growth and profitability by actively developing its properties. Through its property development activities Sponda aims to expand its business premise portfolio by utilizing the company’s undeveloped sites and building rights and by renovating existing properties. Sponda also actively searches the market for potential property development sites.
 
Property renovation extends the life of buildings, and makes it possible to convert buildings for different usage in line with customer space requirements. Property flexibility is a key factor when designing business premises. Sponda aims to anticipate the changes in usage requirements for new premises already during the planning stage and to build multipurpose properties with a long life.
 
A major target group is Sponda's existing customers whose business operations call for new space solution in their operating premises.

Citycenter - a magnetic attraction in central Helsinki
 
Sponda develops Citycenter complex located in the heart of Helsinki into a new-style office and shopping centre. Construction of the complex began in 2006 and the project should be completed in the end of 2012. Citycenter is functioning throughout the building project, which sets special challenges for construction.
 
An office and retail property will be modernised in the Tampere city centre

Sponda has commenced a renovation project on an office and retail property in a popular location in the Tampere city centre in spring 2011. The property is located at Hämeenkatu 16, and bordered by a property owned by Sponda, which is located at Hämeenkatu 18. Sponda bought the property, which was constructed in 1965 and renovated in 1996, from the city of Tampere for EUR 10 million. Sponda will modernise and enhance the functionality of the office and retail property, which has an area of approximately 5,400 square metres. At the same time, the aim is to increase the appeal, the variety of services and the cosy atmosphere of the Tampere city centre.
 
Sponda is developing an environmentally friendly office building for Talentum

Sponda and Talentum Oyj have signed an agreement on an office building to be developed in the Ruoholahti district of Helsinki. The new development will comprise nearly 6,000 square metres of floor space at Itämerenkatu 23, a location currently occupied by the Kuntotalo building. Over 70 per cent of the building will be leased to Talentum.

Construction of the office building began in August 2011 and the project is scheduled for completion in April 2013. The project's total investment is estimated at approximately EUR 23.5 million, inclusive of the value of the current building at the location, which will be demolished.
 
Energy efficiency and environmentally friendly solutions will be emphasised in the design and construction of the new four-storey building. Particular attention will be paid to optimising energy consumption during the use of the building by choosing housing solutions with the least environmental impact.
