Frequently asked questions


How much office space is needed?

It depends on the type of office required by the customer. In an open floor solution usually a space of approximately 10 – 15 square meters a person is required. For an office where everyone has their own room, the required space is of about 16-20 m2 per person. The area covers social, lobby and other communal spaces. Take into consideration that space efficiency varies considerably from building to building, therefore, the recommendations are rather general guidelines.
 

How much can the spaces be adapted?

Different spaces can usually be adapted quite well considering the needs of different customers. Of course, supporting structures, for example, restrict how much different spaces can be adapted, nevertheless, with good planning one can even work miracles. 
 

Who will carry out the adaption work? 


Different adaptations are agreed case by case, but usually Sponda hires professionals from its own partner network to carry out the planned adaptations according to the customer’s needs. As the owners of the building we know what the best structural solutions are, and at the same time we are able to avoid the possible unpleasant surprises if the customer perhaps later changes.
 

Who pays for the costs of the adaption work?


Usually Sponda pays for the immediate costs if nothing else is agreed upon. After this the costs are included in the rent. This way the renewal does not require capital from the customer and at the same time a long rental period becomes a common interest for both parties. In some cases it is agreed upon that the customer company covers the costs of its adaptation work according to plans approved by Sponda.
 

What services can be found at Sponda´s locations? 

The variety of services depends on the location. Usually in all of the Sponda locations there is a service partner network that produces the services for the building, for example, maintenance, area security and cleaning of common areas. Many locations also provide lobby and mailing services, gym, lunch restaurant and different kinds of security services from electronic ATP to active camera control.
 

What kinds of rent contracts are possible? 


A rent contract can be for a set period or valid temporarily. A periodic rent contract is valid for a fixed term and it cannot be terminated by the contractor or the tenant during this rent period.
A temporarily valid contract is used usually for smaller facilities and it is more flexible. It can be terminated after the agreed notice period.
With a periodic contract and a possible extension option the tenant can secure the control of the needed premises.
 

What if the company´s need for space changes during a contract period? 

Sponda principle is that the customers always have at their disposal the premises that best serve their needs. This situation is best acquired by carefully selecting the right premises and in this case a professional proprietor can be a great advantage for a company looking for premises. For example, changing to larger premises offered by Sponda is a common procedure by growing companies during a contract period. Accordingly, if the premise turns out to be too spacious during a contract period, if the circumstances permit, a solution is sought that secures the customer’s chance for success also in the future.

First you need to acquire a permit from Sponda. Contact your customer service manager in Sponda. She or he will help you with all the questions that you have about your office space. After this you can file for a permit from the authorities that make the final decision
